HOW LONG WILL IT TAKE TO SELL MY PROPERTY?

When selling a property, multiple factors come into play. Some of these may be: the list price, the demand for the property, location, style of construction, proper marketing/exposure and finally the right broker.

HOW DO I MAXIMIZE THE VALUE OF MY PROPERTY?

It is always recommended to attend to any repairs the property may need. This will reduce the chances of potential buyers offering less than what is asked. We also suggest applying a fresh coat of paint if necessary. 

DO I NEED A NEW CERTIFICATE OF LOCATION?

If the certificate of location of your property is older than 10 years or you have done work affecting the exterior of the property, you will need a new certificate. Moreover, if the property is a divided condo, a certificate of location describing your individual portion is obligatory. Certificates provided by developers usually do not describe individual portions.

Offer conditions usually consist of two key elements: financing and inspection. Financing is the condition regarding a buyer coming up with an unconditional mortgage approval for
the property he’s interested in purchasing. Inspections are conducted in order to assure the state of the property. Moreover, document verification allows buyers to verify all documentation is in order. This is crucial when purchasing a co-ownership due to the fact that condo fees, financial statements and contingency funds play an important role.

WHAT ROLE DOES A NOTARY PLAY?

Notaries allow clients to achieve the final step of a Real Estate transaction, by offering crucial legal advice. They are also responsible for conducting the signing of the deed of sale in a legal manner and ensuring everything has been executed correctly.

ARE THERE FEES INVOLVED WHEN PURCHASING A PROPERTY?

Buyer fees are limited to those that pertain to the transaction itself, such as: Inspection cost, notary fees and welcome taxes.
